Santa Barbara's real estate market remained strong in 2024, with the median price for houses and condos rising 6% year-over-year to $1,795,000. This steady appreciation underscores the market's resilience and continued desirability for both homeowners and investors.

Annual Home Sales Trend

In 2024, South County Santa Barbara saw a total of 1,233 home sales, reflecting a 12% increase compared to the previous year. This growth was driven by a 16% rise in house sales, reaching 894 transactions, while condo sales saw a modest 2% increase, totaling 339 sales.

Home sales by month

The 2024 real estate market followed familiar seasonal trends, with home sales peaking in late spring and early summer before tapering off in the latter half of the year. May and June recorded the highest sales, with 120 homes sold, reflecting strong buyer activity during the prime selling season. Meanwhile, January saw the lowest number of sales at 85, a typical slowdown after the holiday season.

The 2024 "sales by area" chart highlights Santa Barbara as the most active market with 558 sales, followed by Goleta at 369 and Montecito at 163. Carpinteria recorded 113 sales, while the luxury market remained exclusive with 17 sales in Hope Ranch. Summerland had the fewest sales at 13, consistent with its smaller market.

 

Median sales price by area and type

Montecito and Hope Ranch remained two of the most desirable areas in 2024, with median home prices reaching $5,500,000 and $6,116,500, respectively. Summerland saw a shift, with the median home price settling at $3,182,500. For condos, Montecito had the highest median price at $3,212,500, while Summerland condos averaged $999,999.

Montecito’s median home price rose to $5,455,365, reflecting a 9% annual increase, while Hope Ranch remained the highest-priced area, reaching $6,116,500, an increase of 7%. These gains highlight the ongoing demand for luxury properties in Santa Barbara’s most exclusive neighborhoods.

In 2024, luxury home sales remained steady, reflecting a continued return to pre-pandemic norms. Montecito recorded 163 home sales, while Hope Ranch saw 17 sales, indicating a slight decline from the previous year. This trend suggests a more balanced luxury market as buyer demand and inventory levels adjust.

In 2024, Montecito's home sales peaked in April with 17 sales, while January and July had the lowest at 11. Hope Ranch, a smaller luxury market with higher price points, saw its busiest months in May and August with 3 sales each, while February, September, and November had no recorded sales.

Median price trend by month

Montecito’s median home prices ranged from $4,246,000 to $7,122,053, showing some fluctuations but remaining relatively stable throughout the year. Hope Ranch, on the other hand, experienced more volatility, with months of no recorded sales affecting price trends. However, the highest median price nearly doubled, reaching $13,250,000.

Annual sales by area

The real estate landscape in Montecito and Hope Ranch remained consistent with previous trends. Montecito continued to lead the market, accounting for nearly 90% of luxury home sales with 163 homes sold, a slight 2% decline from the previous year. Meanwhile, Hope Ranch saw a 15% decrease in sales, with 17 homes sold, reflecting its smaller, exclusive market where limited inventory impacts overall activity.
