Moving and Utility Transfers

Congratulations! You are almost at the finish line of your escrow. We’re so excited for you. Here are a few last details to ensure a smooth close of escrow with no issues.

First, if you haven’t already made your moving arrangements, now is the time to do so. This ensures you are out of the house in time for the close of escrow unless you’ve negotiated a period of occupancy after closing, which may be free or paid as seller rent back. If you’re unsure, please contact your realtor or our team for clarification and assistance with moving arrangements. We can recommend reliable movers who often offer discounts to Z Group clients, though we receive no kickbacks from these referrals.

Second, if your home was staged, ensure the staging furniture is removed before the close of escrow. This is usually a contractual requirement so that the buyer receives the property empty. If you have arranged staging directly, please confirm these plans. Our listing manager or your realtor should have already coordinated this, but double-check to avoid any misunderstandings.

Next, ensure your home is clean by the close of escrow. The standard requirement is to deliver the property in a broom-swept condition, unless the buyer has negotiated for a deeper clean. While legally you may only need to perform minimal cleaning, consider the golden rule: how would you feel as a buyer moving into a less-than-immaculate home? Hiring a professional cleaning service to make the home shine can prevent future grievances, particularly if minor issues arise post-closing. This act of goodwill often facilitates a more forgiving and positive transition for the buyer.

Lastly, plan for your utility transfers. You should schedule the discontinuation of services like electricity, gas, and internet for the day after escrow closes, while the buyer arranges for services to start on the closing day. This overlap ensures that the new homeowner does not move into a home without utilities, which could negatively impact their initial experience.
