Santa Barbara Real Estate Market Update For November 2025
Are prices really rising in Santa Barbara—or is the market simply holding steady?
As we move through the holiday season and toward the end of 2025, Santa Barbara’s real estate market continues to feel calm, balanced, and highly segmented. While headline numbers suggest price growth, the experience on the ground tells a more nuanced story—especially when comparing luxury versus non-luxury markets.
Here’s a breakdown of what we’re seeing across Santa Barbara, Montecito, and Hope Ranch as of November.
Market Trends
- Interest rates remain in the low sixes, an improvement from earlier in the year, though still not back in the fives.
- The market is wrapping up its third consecutive year of relatively level activity.
- Luxury real estate continues to outperform the broader market.
- Buyer and seller expectations are becoming more realistic as we move deeper into fall and winter.
Inventory
- The affordable market is sitting at approximately 3.5 months of inventory, indicating a slight slowdown in sales pace.
- The luxury market has about 5.5 months of inventory, which has tightened modestly.
- There are currently 92 luxury homes on the market, providing solid selection.
- Inventory levels remain balanced and are not dramatically outpacing demand.
Pricing
- Overall market prices are up approximately 12% year over year.
- That appreciation is largely driven by Montecito and Hope Ranch.
- Outside of luxury areas, prices have increased closer to 3%, at least on paper.
- The result is a market that feels flat, with some homes selling higher and others selling for less than in prior years.
Sales Activity
- October recorded 14 sales over $5 million, reinforcing strong luxury demand.
- The average sales price is approximately $3.6 million, with a median price around $2.3 million.
- Non-luxury homes are going into escrow in about 1.5 months on average.
- Luxury properties take longer, typically around 3.5 months to secure a buyer.
- Condo activity remains tighter, with fewer discounts and similar conditions to last year.
Looking Ahead
As we move through the holidays and into early 2026, Santa Barbara remains a balanced market with opportunities on both sides. A key factor to watch will be whether luxury demand maintains its momentum or begins to level out as displaced buyer demand from Southern California gradually absorbs.
We’ll be back next month with a year-end recap, followed by our full annual market summary and predictions for the new year.
