March builds on February’s recalibration—but with a more noticeable shift now taking hold. Pricing adjustments have accelerated, timelines are stretching across nearly every segment, and inventory is creating a more balanced dynamic between buyers and sellers.

Demand is still present—but it’s more selective, more patient, and more price-aware than what we’ve seen over the past few years.

Here’s what the data is showing as we move deeper into the spring market.

A Market That’s Slowing—But Not Stopping

Single-family activity softened in March, with new listings down 13% to 98 and closed sales down 8% to 66. Inventory held steady at 308 homes, but months of inventory increased to 2.99, continuing the gradual shift toward balance.

At the same time, homes are taking longer to sell, with average days on market rising 14% to 42.

This isn’t a drop in demand—it’s a shift in behavior. Buyers are still active, but they’re moving more deliberately and with greater expectations.

Pricing Finds a New Range

The most significant movement in March came in pricing.

  • Single-family median price declined 25% to $1,997,500
  • Condo median price dropped 19% to $1,099,000
  • Montecito & Hope Ranch median price fell 30% to $3,750,000

These are meaningful year-over-year changes—but they reflect a reset from elevated pricing benchmarks, not a collapse in value.

The market is actively finding its next range—one that aligns more closely with today’s demand, interest rate environment, and buyer expectations.

Condos Gain Momentum—With More Friction

The condo segment stood out as one of the more active areas of the market in March.

New listings increased 18% to 39 units, and sales rose 24% to 31. Inventory remained stable at 91 units, with months of inventory at 2.99.

However, that activity came with trade-offs. Days on market surged 85% to 50 days, signaling that even with stronger demand, transactions are taking longer to come together.

This is a market where buyers are engaging—but negotiating more, and taking their time before committing.

Luxury Shifts Toward Buyer Advantage

Montecito and Hope Ranch continued to experience lower transaction volume, with new listings down 33% and sales down 32%.

Inventory declined to 109 homes, but months of inventory rose slightly to 6.11, and days on market increased to 73.

Combined with a 30% drop in median price, the data points to a luxury segment that is increasingly favoring buyers—especially in cases where pricing doesn’t align with current expectations.

Well-positioned, turnkey properties with strong views and privacy are still performing—but the margin for error has narrowed.

The Bigger Picture: Volume Down, Strategy Up

Year-to-date trends reinforce what we’re seeing month-to-month:

  • Single-family sold volume down 28%
  • Condo sold volume down 9%
  • Mean and median prices trending lower across both segments

This isn’t about demand disappearing—it’s about fewer transactions at the highest price points and a more selective buyer pool overall.

March makes one thing clear: the market is no longer driven by speed—it’s driven by strategy.

Buyers now have:
