Santa Barbara Real Estate Market Update For July 2025

Play Video

More homes are hitting the market than we’ve seen in years—but not all are selling equally. Sellers who price right are still commanding strong offers, especially in the luxury market. But those stretching above market value are facing longer timelines and deeper negotiations. With interest rates stuck in the high 6s and inventory rising, a targeted approach has never been more critical. So, what does the latest data reveal—and how should buyers and sellers adjust their strategy? Let’s take a closer look at the numbers behind July’s activity in South Santa Barbara County.

Market Trends

Despite 2025’s political noise—from proposed capital gains tax changes to speculation about the Fed’s next move—local real estate remains relatively steady. With interest rates hovering between 6.7–6.9%, buyer behavior continues to vary by segment.

  • Luxury buyers, including many relocating from fire-affected areas in L.A., are still making moves—especially in Montecito and Hope Ranch.
  • Mid-range buyers are more price-sensitive, creating more negotiation on properties under $3M.
  • The median sales price rose 13% YoY—but this is driven by high-end sales. Without Montecito and Hope Ranch, the increase shrinks to 3.2%.

Bottom line? Personalized strategy is more important than ever. Prices aren’t universally climbing—especially under $3M—so understanding your niche is essential.

Inventory

Active listings are up 24% YoY—giving buyers more options than they’ve had in years. But supply alone doesn’t tell the whole story.

  • Absorption rate: 3.75 months for affordable homes and just over 7 months for luxury. That still indicates a seller-favored market overall—but some properties now linger if not priced correctly.
  • Single-family homes: Many sellers who held off during the rate shocks of 2023–24 are now testing the waters.
  • Luxury homes: Listings continue to rise, though trophy properties still find buyers quickly.
  • Condos: Steady performance and relatively fast sales (~5 weeks on average) show continued demand from downsizers and first-time buyers.

Pricing

The market is splitting by price point. On paper, prices are strong—but beneath the surface, strategy matters.

  • The median sales price is ~$2.5M.
  • The average sales price is ~$3.6M.
  • Homes are selling ~4% below their last asking price and ~9% below original list—showing that even modest overpricing can cost sellers both time and money.
  • Luxury estates in Montecito are averaging 7% below last ask and 16% below original list.

Sellers: pricing too high—even by just 2–3%—can kill momentum. Buyers: don’t be afraid to negotiate, especially if a home’s been on the market more than a few weeks.

Sales Activity

  • 15 homes over $5M closed in June—a number far above historic norms, driven by continued luxury migration.
  • Single-family homes: Average time on market is ~7 weeks, but homes under $3M are selling closer to 30–35 days if priced well.
  • Condos: Seeing more activity YoY and selling quickly, typically within 5 weeks.

Notably, luxury homes are still selling in about three months on average, which is considered fast for that segment.

Looking Ahead

Unless a major policy shift—like the removal of capital gains taxes or a significant Fed rate cut—reshapes the landscape, we anticipate more of the same in the months ahead. Luxury demand will likely hold, though it may taper from the earlier fire-migration surge. Sellers under $3M will need to price with precision to stand out, while buyers benefit from increased inventory and wider selection. Still, well-positioned properties—especially those priced right—will continue to attract strong interest and multiple offers.

Real estate remains hyperlocal and nuanced. Every neighborhood, price band, and property type tells a different story.
