February builds on January’s theme of recalibration: inventory dynamics are shifting, transaction volume has thinned in several segments, and pricing sensitivity is more pronounced. Single-family homes across South Santa Barbara County showed a shift in momentum. New listings declined 17% year-over-year to 111, while sold listings decreased 8% to 57. At the same time, active inventory rose 6% to 299 homes, pushing months of inventory up 16% to 3.04.

Average days on market held steady at 44 days, signaling that well-positioned homes are still transacting within a reasonable timeframe.

The most notable adjustment came in pricing. Median sales price declined 17% year-over-year to $2,450,000. This reflects a normalization from elevated benchmarks rather than a demand collapse.
