April delivered a meaningful rise in market activity—but not a return to the fast-paced conditions of prior years. More homes entered the market, buyers continued to engage, and inventory kept conditions more balanced across South Santa Barbara County.

At the same time, properties are still taking longer to sell, pricing remains highly dependent on segment and quality, and negotiating power continues to vary by price point.

Demand remains intact—but it is more selective, more analytical, and more value-conscious than in recent years.

Here’s what the latest numbers reveal as the spring market continues to unfold.

Spring Inventory Expands While Buyers Stay Active

Single-family inventory grew substantially in April, with new listings jumping 747% to 127 homes and closed sales climbing 31% to 94.

Total homes for sale held steady at 331, while months of inventory ticked down slightly to 2.93.

This points to a spring market where more sellers are entering, while buyers are still absorbing supply at a healthy pace.

Even so, average days on market rose to 50 days, up 6%, reinforcing that homes are selling—but not with the urgency of prior cycles.

Momentum has improved, but patience still defines today’s market.

Prices Continue to Vary by Market Segment

April’s pricing data highlighted an increasingly segmented market.

Single-family median price declined 26% to $2,112,500
Condo median price increased 2% to $1,204,000
Montecito & Hope Ranch median price slipped 2% to $5,800,000

The takeaway is clear: pricing performance is no longer moving uniformly across all categories.

Turnkey homes in prime locations continue to command attention, while properties that miss the mark on value or presentation are seeing more resistance.

Today’s market is rewarding precision—not optimism.

Condo Market Stays Resilient, But Pace Slows

The condo segment remained relatively steady through April.

New listings increased 19% to 44 units, while sales declined 10% to 28. Inventory rose 9% to 101 available condos, with months of inventory unchanged at 2.93.

While pricing held firm, timing became a bigger factor.

Average days on market climbed 65% to 43 days.

That suggests condo buyers remain engaged, but are comparing options more carefully and negotiating with greater confidence before moving forward.

For many purchasers, condos still represent one of the most attainable paths into the Santa Barbara market.

Luxury Buyers Maintain the Upper Hand

Montecito and Hope Ranch continued to move on a slower timeline in April, with 38 new listings, up 12%, and 23 sales, unchanged from last year.

Inventory dipped slightly to 124 homes, while months of inventory remained elevated at 6.06.

Average days on market rose sharply to 83 days, up 60%.

Although median pricing only eased modestly, this segment continues to favor buyers willing to wait for the right fit.

Homes with exceptional views, privacy, condition, and presentation are still attracting interest—but the margin for error remains slim.

Year-to-Date Trends Show a More Measured Market

Year-to-date figures continue to reflect a market operating at a more normalized tempo.

Single-family median price down 22%
Condo sold volume down 7%
Condo median price down 7%
