Santa Barbara Real Estate Market Update For April 2025
Are you thinking of making a move this spring? As the Santa Barbara and Montecito continue to evolve, we’re seeing a clear divide between the surge in high-end activity and the steadiness of the mid-range market. For buyers and sellers alike, this moment presents a mix of opportunity, increased selection, and shifting expectations. Whether you’re preparing to enter the market or simply monitoring local trends, staying informed is the first step toward making confident decisions.
Market Trends
This has revealed a market operating on two tracks: while the luxury segment continues to surge with record-breaking sales, the rest of the market is leveling off and even softening in some areas.
Luxury sales are driving headline price increases, but appreciation is not uniform across all price points.
Montecito and Hope Ranch experienced a 77% increase in home sales compared to this time last year.
Some mid-range homes are listing—and in some cases selling—below prices from 1–3 years ago.
Inventory
One of the most significant shifts this spring is the increase in available homes—offering buyers more options and more time to make strategic decisions.
Active listings for single-family homes in South Santa Barbara County rose 34% year-over-year.
Condo inventory increased by 50%, creating greater flexibility for a wider range of buyers.
Montecito and Hope Ranch saw a 56% rise in available homes, signaling renewed seller confidence and market activity.
Pricing
While pricing across Santa Barbara County remains elevated, it’s important to understand what’s driving those increases—and where the numbers may be deceiving.
The median sales price for single-family homes reached $2.87 million, a 37% increase year-over-year.
In Montecito and Hope Ranch, the median price held steady at $5.9 million, reflecting a modest 2% annual increase.
Condos saw more movement, with median prices up 11%—currently at $1.18 million.
Sales Activity
Sales volume is up significantly across the board—but especially in luxury and condo markets, where buyers are acting quickly and decisively.
March saw 19 sales over $5 million, including a record-breaking $23 million sale on Sea Ranch Drive.
Condo sales increased 72% year-over-year in April, with average days on market dropping to just 26.
Year-to-date, total sales volume is up 45% for single-family homes and 66% for condos.
Looking Ahead
Santa Barbara’s market remains highly local, nuanced, and opportunity-driven. Buyers now have more inventory to choose from, and in many cases, more time to make thoughtful decisions. Sellers—particularly those in the luxury segment—continue to benefit from strong demand and decisive buyers. As always, the most important step is understanding your specific market position and having a strategy tailored to your goals.
